Rental Criteria

 

Income Requirements

Combined monthly gross income of applicants to be 2X that of liabilities shown on credit report and proposed rent. i.e. debt-to-income ratio not to exceed 50%. 

Verification documents such as pay stubs, tax returns, child support order, divorce decree, or bank statements required. 

Rental History

1 year of positive verifiable rental history (from a non-relative) for at least one applicant required, without a co-signer. 

No history of evictions, lease violations, or property damage within the last 7 years will be considered.

Credit Standards

Minimum score of 580 required without a co-signer. 

The credit report should indicate good payment history with no collections from housing providers or utility companies.

Reports showing unpaid debts, charge offs, excessive liabilities, or recent bankruptcies may result in disqualification.

Credit items not affecting qualification may include: paid collections, satisfied judgments, medical accounts, and/or discharged bankruptcies. 

Background Check

A conviction for any felony or misdemeanor involving assault, sex-related crimes, drug possession or distribution, property damage, weapons charges, criminal trespass, or theft will be grounds for denial. 

Any criminal record activity that could be considered harmful or threatening to the health and safety of any individual, property, neighborhood, or property of others will be grounds for denial.  

Pending charges or outstanding warrants for any of the above will result in a suspension of the application until charges are resolved.

Pet Policy

Pets not allowed. Service animals and ESAs permitted with up-to-date and valid documentation. 

Application Fees

A non-refundable application fee of $35 is required for processing each application. A separate application is required for each individual intended to be on the lease.

Documentation Requirements

Valid government-issued photo identification is required for all applicants.

False or incomplete information on the application will result in immediate denial.

Additional Notes

All approved applicants must agree to the terms and conditions stated in the lease agreement.

Applications are processed on a first-come, first-served basis.
